Your Inspector Associate will typically investigate any particular aspect of a property, upon your request.
We advise having our inspection take place approximately 1-2 hours before the
builder’s formal walk through. We will then have the necessary time to prepare
the final report, which can also serve as a punch list for the builder.
Each builder has their own policies regarding your hiring and scheduling an
independent inspector. We will attempt to adhere to each builder’s specific
parameters if arranged in advance.
The final walk through is virtually the same procedure used
on older homes. Our inspectors will not assume that everything is ok just because it’s new & a code compliance
inspector has approved the work. We have found many items that are just too often
overlooked. Some examples include gas & plumbing leaks, defective appliances,
missing hardware, broken trusses, un-secured decks, exhaust pipes in attic,
missing insulation & a full array of many other items.
Important: Cosmetic (blemishes in drywall finish, paint finish, stains etc) issues are not
part of our report.
Our inspections are an interactive process between inspector & client; it is
therefore recommended that you make every possible attempt to accompany
inspector through your inspection (except for on roof & in attics).
