Using the Pro4 Radon Gas Detector and Alarm for Real Estate Transactions.

The Safety Siren, Pro 4 radon gas detector is primarily used as a radon monitor alarm for homes that have been mitigated for Radon Gas. Alerting the occupants that the radon gas level has risen above the safe level sounding an alarm when the level exceeds 4.0 pCi/L.

This radon gas detector is accurate, although it is not recommended for Real Estate Transactions for several reasons. Primarily it does not have tamper resistance, which would indicate if it has been moved or altered in any way. Tamper monitoring includes movement recording, ambient air conditions, temperature, humidity and even barometric pressure. Additionally it is not possible to print a report from it or upload the information to a computer.  With all that said,  there are many inspectors throughout the US using the Pro 4 radon gas detector to give everyone involved in the transaction a 'heads-up' and helping make a decision whether to have additional testing performed.

Performing the radon test

This method involves setting up the Pro4 radon gas detector while simultaneously deploying a short term radon gas test kit at the same location. The short term test kit is processed at a certified lab, which serves as validation, as well as providing an actual radon result

Find a suitable site to deploy the radon test, following the proper protocol for the property to be tested. Take a photograph showing the unit set up and with the dashes indicating "no reading". Typically the short-term test duration is for a 48-96 hour period. Schedule a time to retrieve the Pro4 and radon test. Before unplugging the radon detector take another photograph of the set-up. Be certain the image clearly shows the radon reading. It is recommended to have the time stamp on the image when possible. Send the test vial/canister in for processing.
